Beginning October 15, 2014 any apartment building management committee registered in Taipei may apply for this service. Expected to accept 100 applications and its result not only allows residents understand the environmental quality of their community, but also adds to property value after they finish improving community’s public safety. Taipei Urban Development Center said that to establish a fair and objective property management inspection mechanism, this inspection is done through professional experts, so residents can understand the real situation in order to build a quality community living for themselves. Taipei City Government has devised "2014 Taipei City Apartment Building Property Management Inspection Plan" with "Independent Self-Examination" and "Professional Inspection" as two types of execution. For "Independent Self-Examination" process, residents can download a checklist from the website of Taipei City Construction Management Office and use it as self-guide for community property management inspection. For “Professional Inspection" process, residents need to apply through their apartment building management committee registered in Taipei City, an inspection team of professionals such as architects, mechanical engineers, property managers would then take a closer look at the community. The result is confidential – only kept as reference for its community.This free professional inspection service begins to accept application during 2014 Oct. 15 – Dec. 31 and will process 100 cases in sequences (Community with a self-hired security guard 60; Community with Property Management Company 40; numbers of different cases will be adjusted according to the actual situation) This initiative only covers apartment buildings registered in Taipei City. Represented by apartment building management committee or committee chair, the applicant needs to complete application form at Apartment Building Unit of Construction Management Engineering Department. If the community housing is considered high class residential areas with additional house tax, it is exempt from this plan. Professional Inspection has three evaluation metrics: 1. The Operation of Management Committee: including various types of meetings, building policy, operation and financial management, etc. 2. Equipment Maintenance: including repair and maintenance of facilities and equipment, the use of public space, environmental quality of buildings and plans for improvement. 3. Community Development: including community activities and development plan.Any registered apartment building management committee is welcome to apply within the application period.
