Taipei City Government Department of Finance Leads Approval of Zhongshan “Min’an” Public Urban Renewal Project — Estimated Gross Sales Exceed NT$4.4 Billion
The public urban renewal project led by the Taipei City Department of Finance, titled ' The Urban Renewal Project for 7 pieces of land in Parcel 479 of 4th Subsection of Zhongshan Section, Zhongshan District, Taipei City,' was announced in May 2025 and successfully completed the comprehensive selection process on November 5. SUNTY Development Co., LTD. was ultimately selected as the best applicant, and the project will now proceed to negotiation and contract signing. Commissioner Hu of the DOF states that, among the three public urban renewal projects jointly planned and launched by the DOF and the Taipei Housing and Urban Regeneration Center (THURC), this urban renewal project involves the largest investment scale and serves as the most high-profile flagship case in the market. The participation of four bidders demonstrates strong recognition and support from the private sector for the Taipei City as it enters a major urban renewal era. The project covers a total block area of 1,962 square meters, situated in the Zhongshan District—an area known for its convenient transportation and well-developed living amenities. The project benefits from its favorable site conditions and includes a mechanism for site expansion, enabling the investor to further integrate the entire block and maximize development efficiency. The selected applicant, SUNTY Development Co., LTD, plans to construct a 16-story building with 4 underground levels, featuring a steel and reinforced concrete structure. After the renewal, the total floor area is expected to reach approximately 3,788 pings (around 12,520 square meters), with an estimated total sales value exceeding NT$4.4 billion. Elements such as a green environment, historical texture, diverse communities, and sustainable architecture are incorporated in the project to create an urban residential space that embodies local spirit, cultural depth, and high quality of life. Finally, the DOF states that all three public urban renewal projects planned this year are being implemented by the professional THURC. Two of them have already been successfully tendered, while the other public urban renewal project for Zhongshan District is scheduled for release in December. The DOC sincerely invites high-quality teams from the industry to actively submit proposals and bids, to participate in creating a better future for urban regeneration. The City Government will continue to promote private investment through public urban renewal, bring more benefits of urban renewal, and accelerate the development of a more livable city.
